Overview

William "Bill" Pezzoni concentrates his practice in the areas of real estate development, renewable energy, commercial lending, private equity financing, zoning, permitting and regulatory approvals including wetlands, energy, utility and land use compliance. He assists clients with site assessment, due diligence, purchase, sale, financing and development of residential, commercial, industrial, multi-family, retail, mixed-uses, energy, utility infrastructure and transit orientated projects. He also handles commercial and retail leasing, leasebacks, business planning; and title insurance, including litigation support for title issues. In addition, Bill assists clients with their corporate, financing and business planning needs.

Bill is an approved Massachusetts Bond Counsel representing lenders and borrowers for tax exempt financing, recovery zone facility bonds, other tax exempt revenue bonds and general obligation bonds. He is an issuing agent and provides title support for First American Title Insurance Company and Fidelity National Title.

Bill is a founding member of the Board of Directors and Executive Committee for the Marlborough Economic Development Corporation; past Private Sector Chair of the Board of Directors and Executive Committee for the 495 Partnership; and a member of the Greater Boston Chamber of Commerce and its Economic Development Committee.

Represented international banking institution in connection with the acquisition of a $1.4 billion loan portfolio

Represented an international lending institution for its geographic corporate operations center

Represented regional and national developers in major local and regional commercial, industrial, residential, mixed use and retail development and renovation projects

Represented developers and assisted in all stages of development and permitting of several medium and large-scale residential subdivisions and condominium projects, including over-55, senior housing, 40B and 40R mixed-use projects including zoning analysis, permitting, acquisition, construction, financing and/or sale

Lead counsel for a leading global financial institution in the acquisition of large scale financing/real estate portfolios including a $740 million and an $850 million multifamily portfolios with properties spanning the Northeast and Mid-Atlantic States

Represented and assisted financial institutions, landowners, developers and leading energy companies in multiple renewable energy projects including wind and solar ($800 plus million) and transactions relating to energy, water, broadband, infrastructure and related utilities, including railroad and trucking projects

Represented the owner of Massachusetts Amusement Park, with its licensing of international branded characters and the multi-million dollar financing of the park expansion

Represented a Massachusetts short-line railroad company with its expansion and mulitmillion dollar refinancing

Represented local municipalities and local agencies on land use, construction disputes and land planning analysis

Represented multiple solar and onshore wind projects, including a large scale offshore wind project off the New England coast
