What They're Saying About Fla.'s New Property Tax Break

Florida’s Amendment 3 promises property tax relief, but local budget decisions could affect homeowners’ savings. Speaking with Law360, Day Pitney Counsel Joseph A. Ruiz explained:
 
“Much will depend on how cities and counties respond during their 2027 budget process, because changes in tax rates, fees or the delivery of local services could affect the practical value of the amendment’s tax relief.”
 
Ruiz also noted that delaying the larger homestead exemption for new Florida residents could invite constitutional challenges over unequal treatment based on when residents moved to the state.
